Multifamily Investing Remains Resilient Despite Rate Pressure

Multifamily real estate has proven to be one of the most resilient commercial property sectors, with investor demand remaining strong even as elevated interest rates have compressed cap rates across the board.

The fundamentals underpinning multifamily demand — population growth, household formation, and a structural shortage of affordable housing — continue to support the investment thesis. Rents in many markets have stabilized after post-pandemic volatility, and occupancy rates remain healthy in well-located properties.

However, the financing environment has created challenges. Higher borrowing costs have reduced the pool of deals that meet investors' return targets. Many transactions now require creative structuring, including seller financing, bridge loans, or mezzanine debt to bridge valuation gaps.

Experienced multifamily investors emphasize the importance of focusing on markets with strong job growth and limited new supply. Properties with value-add potential — such as those with below-market rents or opportunities for operational improvements — remain particularly attractive.
